Why do you need landlords EPC?


Other than the legal requirement, the general idea is similar to that of the EPC in the Home Information Packs. A landlords EPC lets you know where your property is falling down in energy efficiency and gives you recommendations on how you can improve this.

In addition to this they give your rental clients an idea of their yearly energy costs and they can use this information to make an informed decision about which property to rent. In reality, however, it is unlikely that an EPC will be a deal breaker when a client is choosing a place to rent.

How long does a landlords EPC last?


Unlike a property sellers EPC, a landlords EPC doesn’t need to be renewed every time the property is put on the rental market. In fact, they only need to be renewed every 10 years, so the likelihood is that in many cases you will actually sell your property before you need a new EPC.
