You’ve probably heard a lot about Home Information Packs (or HIPs for short) but there is still some confusion surrounding exactly what they are and the reason for them.  We are here to help dispel some of this confusion and help you to make the right decisions about your HIP when selling your home. So, what exactly are Home Information Packs?

Home Information Packs are basically a collection of documents arranged by the house seller to help the buyer with the purchase process.  HIPs actually contain very little in the way of new information that wasn’t previously required when buying and selling property, the main difference is that the onus for gathering the information together has changed from the buyer to the seller.  The required documents are simply the standard searches plus an Energy Performance Certificate (plus a few other administrative documents, click here for a full list and explanation).  The Energy Performance Certificate (or EPC) is just a document giving your home an A-G rating of how energy efficient it is, much like you see on the front of fridges these days.  Click here for more information about EPCs.
