EPC for Landlords

As a landlord, Energy Performance Certificates are soon going to become an important part of your life.  Love them or hate them, the government will make EPCs mandatory for rented residential property from 1 October 2008, after which time an EPC will have to be provided every time a residential property is let.  Have a read through this page for more information or give a call and we’ll be happy to answer any of your questions.

Why do your properties need EPC?

Other than the obvious legal requirement, the general idea is similar to that of the EPC in the Home Information Packs, namely that EPCs let you know where your properties are falling down in energy efficiency and gives you recommendations on how you can improve this.

In addition to this they give your rental clients an idea of their yearly energy costs and they can use this information to make an informed decision about which property to rent.  In reality, however, it is unlikely that an EPC will be a deal breaker when a client is choosing a place to rent.

How often will you need EPC?

Unlike EPC for properties up for sale, an EPC for a rental property doesn’t need to be renewed every time the property is put on the rental market.  In fact, they only need to be renewed every 10 years, so the likelihood is that in many cases you will actually sell your property before you need a new EPC.

When will you need EPC?

As mentioned above, landlords will only need to start providing Energy Performance Certificates in the latter part of 2008.  That said, it may make sense for many landlords to have Energy Performance Certificates in place before this date.

In the case of landlords with large portfolios, by ordering sooner rather than later you not only have more time to get EPCs for all your properties, but you can also spread the payments over a number of months.
